The amounts of time it takes to be a mod is the main reason I haven't bothered trying. Although, if the whole OT forum became mods, I wouldn't be able to pass up that kinda comedy.
Echo, I'll give you a little bit of wisdom from my friends dad: "A burp is worse than a fart because a burp is something your butt refused." That said, I agree, there's nothing like letting one go when you really need to.
Speaking of farts, Dood is older than that pwned, but I won't tell.

Yeah this "new" age crap is all lies to make the elder people feel like they can still be 20. That is possibly the most annoying thing in the world, when 40 year olds (and above) try to act like they're still 20. Why can't people just embrace their age and not live in the past? It's so saddening.
EDIT: Wow, I just looked at my post count and my posts per day must be on the severe decline. I remember the days when it was around 25 per day. Heck, it was at 81 per day for a brief moment. Now, that I've layed off that rampant spam its ony 16 a day, and still dropping.

You know, I feel like I got carded. I feel young again. I should rejoice! I should be happy!
...But now I feel 70 instead of 60. Where's my back pill..
BTW - In a few months I may not be online for about a week. I'm downsizing my own life o_O The pad Lea and I split is a lil too big and we really a small and cozy 1 bed 1 bath. There're some nice ones around town for about $700 to $1,000 a month including water. Not TOO Bad considering this is the North East, where inflation plagues us all. (At what point do they say: "HEY! No more suckers can live here.")

Buy a house....make it hurt. You will LOVE yourself in a few years....and next Tax Season... Renting is like using a credit card...no tax write off and high interest...for what? No Ownership. Having a mortgage is great to buffer all your bills under once you have some equity built up. I am Re-Financing this coming Monday...all my bills and car note under the mortgage...It is like a "Do-Over" money wise!

I second that. If you can cough up some downpayment, you're golden. It will hurt now, but you'll get so much more out of it in the long run. We've got 1,000 more square feet, a two car garage and a yard all for about $150 more per month than what we were paying for our apartment. Not to mention, no more noisy neighbors. If you live in a "homestead exemption" state, even better.

Good Point...NO Thumping from neighbors. You can make all the noise YOU want too... I crank up my 5.1 surround to what ever level I desire...hehe
For example on equity...We bought this house in 1991 for 63.5K. It is a 4 bedroom cape cod on a half acre lot in the city. Plenty of room between each other's houses. Now my apprasal came back at 140K. We did some improvments...but not 77K worth. That is the beauty of owning a home...it is your only source of fall back financialy. If we didn't have the tax write offs on our homes the economy would grind to a halt. It also boils down to..Location...Location...location. We live in Mid Michigan...one of the best home markets in the country. If our home was in other locals around the country it would be worth 3-4 times that amount. Other words not very affordable.
